Different mortgage calculators will produce divergent results based on programming assumptions related to rounding, compounding and/or accrual.

With regard to CALCULATING A LOAN PAYOFF AMOUNT, a given calculator may not account for principal reductions, early or late payment penalties, or other fees.

With regard to PROJECTING LOAN PAYMENTS, a given calculator may not account for lender reserves (e.g., property taxes, hazard and flood insurance) that will affect the total payment amount.

Unified Title Company and Unified Title Company of Northern Colorado make no warranties or representations regarding the values produced by any mortgage calculator.

Users should consult with the user’s current lender or proposed lender for actual payoff or payment amounts. For questions regarding any mortgage calculator values, users should consult with an accounting professional or other appropriate counsel.

Escrow (closing) charges are based on Unified Title Company and Unified Title Company of Northern Colorado rates currently in force and effective.

Unified Title Company and Unified Title Company of Northern Colorado are legally distinct companies with separate rate filings. Both companies close and insure transactions in all 64 Colorado counties.

Title insurance premium and endorsement charges are based on Westcor Land Title Insurance Company (Westcor”) rates currently in force and effective.

Though changes are relatively infrequent, escrow, title premium and endorsement charges are subject to change without notice.

The type of property (commercial, residential, vacant land) does NOT affect a basic rate title premium. However, endorsement charges and closing and settlement fees DO vary depending on property type.

The issuance of an owner and/or loan policy is predicated on the satisfaction of all requirements set forth in a commitment to insure title to the subject property, in addition to the payment of premium and endorsement charges (and escrow fees as applicable).

A premium charge generated by any calculator or net sheet is not a guarantee that Westcor (or any underwriter) will insure the subject property. All underwriters expressly reserve the right to NOT insure. Alternatively, an underwriter may limit (e.g., by policy exceptions) the scope of policy coverage.

An endorsement charge generated by any calculator or net sheet is not a guarantee that Westcor (or any underwriter) will endorse an owner or loan policy for the subject property. All underwriters expressly reserve the right to NOT issue a particular endorsement. Alternatively, an underwriter may make special requirements as a condition precedent to endorsement.

The accuracy of data generated by any calculator or net sheet depends on the accuracy of information supplied by the user.

Prior to confirmation by a licensed employee, rates generated by any calculator or net sheet should be considered ESTIMATES ONLY and are not binding on Unified Title Company, Unified Title Company of Northern Colorado, or any of their underwriters.

Endorsements are a discretionary means of expanding loan policy coverage.

An underwriter may make expansion of loan policy coverage contingent upon receipt of additional documents, information, or assurances. For example, deletion of the (standard) survey exception may be contingent upon receipt of an acceptable survey.

An underwriter may decline to expand loan policy coverage. For example, in Colorado it would be unusual to offer mechanics’ lien coverage to a lender providing construction financing.

Unified Title Company** shall have no obligation, by and through its various underwriters, to provide endorsement coverage to which it has not agreed; nor shall any incur liability for failure to provide such coverage.

For transactions that include closing services, lenders should list required endorsements in their closing instructions and confirm that the last-issued commitment includes all required endorsements. For “title-only” transactions, lenders should confirm that the last-issued commitment includes all required endorsements.

Insureds shall be responsible for the cost of any endorsement requested after closing (or after policy issuance).

Issuance of an endorsement that is requested after closing, (or after policy issuance) shall be at the sole subjective discretion of the underwriter providing the policy.
